 Planning strategically and paying close attention to detail are essential for carrying out a property sale successfully. This is achieved by having a thorough conversation with the property owner to comprehend the goals and objectives. When everything is set up, the property is advertised to our carefully screened and developed network of buyers. In order to achieve and maximize projected / Pro-forma investment returns and benchmarks, we carry out proper due diligence after finding a suitable buyer. This includes understanding the risks and issues associated with the sale of a property as well as how to mitigate those risks and issues.

EXCHANGE

 A 1031 exchange, also known as a like-kind exchange, is, in general, the trading of one investment property for another. The bulk of swaps are taxable as sales, but if yours complies with 1031 regulations, you may only have a small amount of tax due at the time of the exchange, if any. In essence, you are permitted to alter the structure of your investment without (in the eyes of the IRS) cashing it in or realizing a capital gain. This enables your investment to grow tax-deferred in the future. While enticing to many investors, a strategic approach must be adhered to abide by strict IRS timelines.  Our advisors are adept and experienced in procuring our client's next investment property within the allotted timeframe.
